Job Description

The Property Manager is responsible for maintaining property rentals by enforcing leases, and maintaining and securing premises. We are looking for a Property Manager to be responsible for the direct management oversight of assigned commercial/residential properties. We are looking for an experienced senior property manager to manage our property management team in our growing company. Responsibilities:

  • Maintain vendor relationships, implement budgets and coordinate on-site operations to ensure smooth operation of the property
  • Create budgets, collect rent, pay bills and perform other duties to make certain financial objects are being met
  • Coordinate repairs and renovations for tenants in a timely manner and to their satisfaction
  • Manage day-to day operations of the property while working closely with the building’s superintendent, owners and residents
  • Supervise large capital improvements as well as preventative maintenance projects. Handle all tenant concerns and requests in a timely fashion to ensure resident satisfaction
  • Ensure that all vacant units are inspected and prepared for future rentals
  • Contract and oversee maintenance/repair work any capital improvements, including obtaining quotes from vendors, scheduling and coordinating work, and reviewing completed work
  • Negotiate all service contracts, including bidding, hiring and managing them to ensure that vendors are meeting contractual obligations (HVAC, boiler, elevator, laundry room equipment, pest control, roofers, and any other contracted vendors)
  • Maintain and improve property appearance and ensure the coordination of preventative maintenance work
  • Perform regular and “as-needed” apartments and commercial space inspections to address immediate concerns
  • Ensure that all appropriate insurance requirements are in place for all properties
  • Position may require to perform duties outside of the normal responsibilities as needed and when requested
Qualifications:
  • Basic understanding of MS Office
  • Able and willing to work both evenings and weekends
  • High School Diploma or GED required
  • Possess ability to connect with a variety of personalities on the phone and in person
  • Able to manage a team of property managers and supers
  • Excellent communications skills
