Description Your role at Kadean The Project Development Manager (PDM) is a relationship-driven professional responsible for identifying, developing, and securing new business opportunities. This individual plays a critical role in expanding the company’s presence in target markets by building strong relationships with developers, owners, brokers, and other key decision-makers. The PDM will lead pursuit efforts and position the company for long-term success through strategic outreach and client engagement.
Responsibilities & Duties - Work together with the Business Strategy team to plan and develop yearly, monthly, and weekly goals to progress the overall company growth strategy.
- Act as the initial point of contact for new relationships, reinforcing Kadean’s “First Call” standard through responsiveness, clarity, and helpfulness.
- Identify and shape future work by leveraging networking, market research, and industry intelligence to uncover early opportunities before they hit the street.
- Stay current on market conditions, competitor moves, and emerging sectors to help guide pursuit strategy and Business Unit decision-making.
- Design and execute tailored engagement plans that strengthen new and existing relationships, ensuring consistent and meaningful follow-up aligned with “First Call” expectations.
- Evaluate each lead for alignment with company goals, GTM plans, risk profile, geography, and capacity to ensure resources are focused on the right pursuits.
- Own the development of pursuit strategies that reflect the client’s priorities and Kadean’s First Call differentiators.
- Conduct rigorous opportunity qualification using MEDDIC principles – understanding Metrics, Economic Buyers, Decision Criteria, and Competition.
- Drive consistent, relationship-focused communication with clients and decision-makers from initial lead through award.
- Maintain complete visibility into all leads and pursuits through reliable tracking, forecasting, and cross-team coordination.
- Ensure preconstruction, marketing, and operations teams have clear visibility into opportunity status, client priorities, and upcoming needs.
- Leverage real-time feedback from clients, industry peers, and the market to help shape pursuit strategies and strengthen Kadean’s positioning.
- Work closely with marketing to develop tailored proposals, presentations, and interview materials that reflect the client’s priorities and tell a cohesive Kadean story.
- Prepare leadership for go/no-go discussions by presenting opportunity fit, risks, and recommended pursuit strategy.
- Actively seeks new connections, insights, and opportunities without waiting for direction; anticipates needs and stays ahead of the market.
- Conveys ideas with clarity, confidence, and relevance, tailoring messages to developers, owners, brokers, and internal stakeholders.
- Approaches opportunities with determination and adaptability, adjusting strategy when barriers arise while maintaining a positive, solution-driven posture.
- Accurately reads people and situations, responding with tact, empathy, and professionalism — especially in sensitive or high-stakes interactions.
- Manages multiple pursuits and relationships with consistency — maintaining documentation, updating CRM, and ensuring timely follow-up.
- Represents Kadean with poise, confidence, and credibility in all client-facing settings, reinforcing “First Call” behaviors and expectations.
- Holds themselves to a high standard, ensuring quality, accuracy, and thoughtfulness in every interaction, deliverable, and pursuit.
- Prioritize market data collection by getting involved in AEC organizations, and other local and regional networking avenues.
- Support national growth initiatives when deemed necessary and participate in national networking conventions/expos.
- Attend face-to-face meetings with clients and partner with necessary Kadean technical experts when needed.

Requirements Requirements and Qualifications: - 3–7+ years in one or more of the following:
- Healthcare construction (ASCs, imaging, oncology, MOBs, specialty clinics, urgent care, dialysis, behavioral health)
- Healthcare real estate development
- ASC/clinic program management or owner’s representative roles
- Healthcare planning/programming (even if not a planner, exposure is valuable)
- Healthcare facility operations or capital planning
- Architecture or design experience focused on clinical environments
- Familiarity with:
- How procedures drive revenue (e.g., OR vs. procedure room considerations)
- Equipment planning and vendor coordination
- Certificate of Need (when relevant)
- Site selection drivers for healthcare (demographics, payer mix, access)
- Physician alignment and practice growth dynamics
- Private equity healthcare roll-up models
- Speed-to-market pressures and ROI sensitivity
- Regulatory & compliance considerations (HIPAA, infection control basics)
- Bachelor's Degree in one of the following:
- Construction Management
- Architecture
- Engineering
- Healthcare Administration
- Business, Marketing, or Communications (paired with healthcare exposure)
- Clinical background (RN, RT, PT) is rare but extremely valuable
- Proven ability to cultivate client relationships and convert opportunities into wins.
- Ability to influence senior level stakeholders.
- Confidence in representing Kadean in a professional and friendly manner.
- Strong written and verbal communication skills.
- Excellent time management and organizational skills.
- Software experience: Hubspot (CRM) and ZoomInfo is beneficial.
- Advanced with Microsoft Office Suite.
- Be proactive, prepared, and organized.
- Embody outgoing and positive personality.
- Confident, not arrogant.
- Ability to attend in-person meetings, sometimes outside work hours, and regional travel as needed.
- Prolonged periods of sitting at a desk and working on a computer.
- Must be able to lift up to 15 pounds at times.
- Valid state driver’s license with access to reliable transportation.
